Rental Property Cleanout for Hampton Roads Landlords

Every day a unit sits full of a former tenant's leftovers is a day it isn't earning rent. Our rental property cleanout service clears it so your cleaners, painters and next tenant can get in.

Tenant Move-Outs and Unit Turnovers

Tenants leave behind more than you'd expect: a sagging couch, a mattress on the floor, a closet of clothes, a fridge full of food and a back porch of trash bags. A tenant move-out cleanout gets all of it out in one visit so the rest of your turnover can start.

Our junk removal crew handles it room by room and quotes by volume from photos, which makes it easy to approve a job without a site visit. Send pictures of each room to 757-250-7985.

Abandoned food is the part to deal with first. Spoiled fridges and pantries draw pests quickly in a closed-up unit, especially in the summer heat, so the kitchen is usually where our crew starts.

Eviction and Foreclosure Trash-Outs

A trash-out after an eviction or on a bank-owned home is usually a full-house job, often with spoiled food, damaged furniture and debris in the yard. Make sure the legal process is finished and you have possession of the property before anything leaves. We take direction from the owner, asset manager or property manager on what goes.

For full-house trash-outs, a dumpster can be the more economical choice. A 20-yard dumpster at $455 with 2 tons included handles most single-family homes, and the 30-yard at $550 with 3 tons covers heavier jobs. Each rental includes 7 days, with extra days at $25 each.

Rather Load It Yourself? Flat-Rate Dumpsters

Delivery, pickup and disposal included. $35.00 fuel surcharge · $110.00/ton over the included weight · $25.00/day extra days · $100.00 per mattress. Full cost breakdown.

Portfolios, Apartments and Multi-Unit Buildings

Owners and managers with several doors need a vendor they can call repeatedly without re-explaining the job. Our property management page covers ongoing work for managers, and apartment and multi-family covers communities with recurring move-out debris, bulky-item piles at the dumpster corral and seasonal turnover.

When several units turn at once, one container on the lot is often simpler than separate crew visits.

  • Tell us the number of units and how much is in each
  • Mark any items that belong to the property, like appliances or blinds, so they stay
  • Arrange access with a lockbox or on-site contact
  • Note mattresses and tires, which carry per-item fees in a dumpster ($100 and $75)

Protect Yourself With Before-and-After Photos

Security deposit disputes come down to documentation. Photograph every room before the cleanout and again after, with dates on the files. Keep the move-out inspection notes alongside them. It takes a few minutes and is worth it if a former tenant questions a deduction.

Rental Markets We Work Across the Region

We clear rentals all over Hampton Roads: student housing near ODU and older duplexes in Norfolk, oceanfront and vacation rentals in Virginia Beach, homes near the shipyard in Newport News, and military rentals around Langley in Hampton. Tenants on orders often leave on short notice, and our PCS move cleanout page covers that side of the market.

Questions We Hear Most

Can you remove belongings a tenant left behind?

Yes, once you have legal possession of the unit and have decided the belongings can be removed. We work at the direction of the owner or property manager and remove only what you authorize. If you're unsure whether you can dispose of a former tenant's property, check that before scheduling the cleanout.

Do you do foreclosure and bank-owned trash-outs?

Yes. Foreclosure trash-outs are typically whole-house jobs with furniture, household goods, food and yard debris. We can send a crew to load and haul everything, or deliver a 20-yard or 30-yard dumpster if your team or contractor prefers to load it. Send photos for a crew quote.

Do I need to be at the property during the cleanout?

Not necessarily. Many owners and managers aren't local to every property. Provide access through a lockbox code or an on-site contact, mark anything that should stay, and send photos ahead of time. We'll confirm the scope with you before the crew starts so nothing important gets hauled by mistake.

Is a dumpster or a crew better for a rental turnover?

For a single apartment with a few pieces of furniture and some bags, a crew visit is usually faster and simpler. For a whole-house trash-out, several units turning at once or a turnover that includes demolition, a dumpster for the full 7-day rental often makes more sense. Send photos and we'll help you compare.

What happens to mattresses and appliances tenants leave?

Mattresses and box springs are accepted at $100 each when placed in a dumpster, and our crew can also haul them. Refrigerators and freezers need the Freon evacuated and tagged before going in a container, so list them when you ask for a quote and we'll explain how they'll be handled.

Can you clear the yard and shed at a rental too?

Yes. Tenants often leave debris outside: broken grills, old tires, bags of trash and piles in the shed or carport. Our crew can clear the yard along with the interior. Tires are $75 each if they go in a dumpster, and chemicals, fuel and wet paint have to be removed separately.
