Estate Cleanout Services in Hampton Roads
When a loved one's home has to be emptied, our estate cleanout services in Hampton Roads work at your family's pace: a dumpster you fill yourselves, or a crew that does the lifting for you.
- Veteran owned
- 7-day rentals
- Same-day on weekdays when available
- 5% military discount
Start With What the Family Wants to Keep
Nothing should leave the house until the people with a say have walked through it. An estate cleanout goes better when the sorting happens first and the hauling happens second, even if that means a slower first day.
A simple system helps: green tape on anything a relative is taking, yellow on items to donate, and red on what can go. Our crew only removes what you've marked, and we'll stop and ask when something turns up in a drawer or closet that looks like it matters.
- Wills, deeds, vehicle titles, bank statements and tax records
- Photo albums, letters, recipe cards and military service memorabilia
- Jewelry, spare keys and cash tucked into coat pockets, books or freezers
- Furniture or heirlooms promised to relatives or named in estate paperwork
Dumpster or Crew: Two Ways to Clear the House
If the family has time and extra hands, a roll-off works well. A 20-yard dumpster is $455 with 2 tons included and fits most single-family estates; a house with a packed attic, garage and shed may call for the 30-yard at $550 with 3 tons. Every rental includes 7 days, delivery, pickup and disposal, plus a $35 fuel surcharge.
When the executor lives out of state or the furniture is too heavy for relatives to move, our full-service junk removal crew carries everything out for you. That work is quoted by volume after you send photos or a description, so you know the number before we start.
Rather Load It Yourself? Flat-Rate Dumpsters
Delivery, pickup and disposal included. $35.00 fuel surcharge · $110.00/ton over the included weight · $25.00/day extra days · $100.00 per mattress. Full cost breakdown.
Donation and Recycling Before Disposal
A lifetime of belongings shouldn't all end up as trash. Usable furniture, linens, kitchenware and tools can be set aside for the donation organization of your family's choosing, and our crew will keep that pile separate from the haul-away load.
Scrap metal and appliances are recycled where possible. If an older refrigerator or chest freezer is in the garage, our appliance removal page explains how refrigerant units are handled.
Timing the Cleanout Around a Sale or Closing
Most estates are working toward a listing date or a closing. Book the container so its 7-day window lines up with the days your family can actually be at the house. Extra days run $25 each if sorting takes longer than planned.
Older homes in Ghent or Olde Towne often sit on narrow lots, so a dumpster may need to go at the end of the driveway; driveway protection boards are included. For an estate in Norfolk or Portsmouth where street placement is the only option, call us to talk through placement first.
Items That Need Special Handling
Garages and sheds in older estates tend to hold half-used paint, pesticides, motor oil and old batteries. Those can't go in a roll-off; dried paint cans can. Mattresses and box springs are accepted at $100 each, and tires at $75 each. Our guide to what can go in a dumpster covers the full list, and mattress disposal explains the per-piece fee.
Questions We Hear Most
What size dumpster do I need for an estate cleanout?
Most single-family estates fit in a 20-yard dumpster, which is $455 with 2 tons included. If the home has a full attic, a crowded garage and a shed, or decades of furniture in every room, the 30-yard at $550 with 3 tons gives you more room. Send us a few photos and we will help you pick before delivery.
Can you handle an estate cleanout if I live out of state?
Yes. Many executors are not local. You can send photos and a description, mark what stays with tape or a written list, and arrange access to the house. Our crew removes only what has been marked for removal, and we will contact you if something unexpected turns up, such as papers, cash or jewelry.
Do you donate usable items from an estate?
We can set usable furniture, housewares and linens aside from the haul-away load so they can go to the donation organization your family chooses. We do not sell items or keep them. Let us know in advance which pieces are for donation so they are not mixed in with the rest of the load.
How long does an estate cleanout take?
It depends on the size of the house and how much sorting the family still needs to do. A crew cleanout can be scheduled once you have finished deciding what to keep. With a dumpster, the 7-day rental gives you a full week to work through the house, and extra days are $25 each if needed.
Do I need a permit for a dumpster at the estate property?
A dumpster on your own driveway or private lot normally doesn't need a permit. If it has to sit on a public street or sidewalk, the city may require right-of-way approval. Check with the city or call us at 757-250-7985 and we will talk through placement for the house.
What happens to old refrigerators and freezers in the house?
Refrigerators, freezers and other units that contain Freon can only go in a dumpster once the refrigerant has been evacuated and the appliance is tagged to show it. If you are using our crew, mention these units when you request a quote so we can explain how they will be handled.
